You bought a brand new home. Everything should be perfect. Then 3 years later, cracks appear. Doors stick. The builder says it's "normal settling." Is it?
Why New Homes Develop Problems
Site preparation varies wildly. During Austin's building booms, some builders spend significantly more time and money on proper soil preparation than others. Compaction testing, moisture conditioning, and grading quality vary by builder and even by lot.
Fill soil settles. Many Austin lots require bringing in fill soil to create level building pads. If this fill isn't properly compacted (and in a building boom, corners get cut), it settles over 5-10 years.
Landscaping changes drainage. The builder grades for drainage at completion. Then homeowners add landscaping, patios, and features that alter water flow patterns.
What's Normal vs What's Not
Normal (first 1-3 years): Hairline cracks at drywall joints and corners. Minor nail pops. These are cosmetic and caused by lumber drying and minor settling. Fix with spackle and paint.
Not normal: Diagonal cracks from window/door frames. Multiple sticking doors. Cracks wider than 1/4 inch. Visible foundation cracks on exterior. Floor slopes you can feel.
Your Builder Warranty
Most Texas builders provide a 10-year structural warranty. However, read carefully — many exclude "normal settling," cosmetic cracks, and soil-related movement, which is exactly what causes most Austin foundation problems.
If your home is under 10 years old and showing structural issues, file a warranty claim immediately. Document everything. If the builder pushes back, an independent structural engineer's report strengthens your case significantly.
